Hi, I’m Kate, a vacation rental owner, co-host, mentor, and consultant. I am an Airbnb Superhost with properties I own or property manage in several parts of the country.

Whether you are just starting out with purchasing your first vacation rental, or are an experienced host looking for your help maximizing your revenue or taking some of the day-to-day aspects of hosting off your plate, I offer a variety of services that go beyond what a property manager can offer.

I am passionate about hospitality, and believe that every guest that steps foot in our properties deserves a 5 star experience. I have a passion for teaching, and my primary focus recently has shifted from managing properties to mentoring and consulting with hosts who are looking for support to manage their own properties. I offer hosts a variety of consulting services including property design and set up, creating your listing and guidebook, optimizing your pricing strategy, automation and welcome scripts, and consultation on Ownerrez and Hospitable Property Management Systems.

Design and Staging

Getting a property ready to list on Airbnb is overwhelming! I can help with design, furnishing, and staging, as well as helping you get all the amenities to create a 5-star experience for your guests. I will provide product and decor recommendations, set up your supply closet, and work with my photographers to ensure we capture all the right pictures to showcase your property.

Listing Creation and Optimization

I will create an attractive and inviting listings on Airbnb, VRBO, Booking.com, etc., to ensure your property ranks at the top of the search rankings and you stay consistently booked.

Using data, I will create a pricing strategy to maximize revenue. I utilize dynamic pricing software to ensure that your home is always priced competitively in your market.

Airbnb Management

Co-hosting is a partnership model, where I work closely with homeowners to manage their properties, while they maintain ownership of their listing. I manage all guest communication and logistics, and offer a variety of other services and support. Each agreement is tailored to the homeowner’s preferences.

My primary focus area is the Florida Gulf Coast and Northwest Wisconsin lake homes.

Mentoring & Consulting

If you hope to host your own listing in the future, I can help you get set up to host it on your own effectively, and then will be a resource for you when issues come up and you need advice or additional help. If you are a current host that is not reaching your goals, I can review your listing and offer tips and tricks for improvement.

FAQs

What are the differences between co-hosting and property management?

The co-hosting model offers more flexibility and control for homeowners, as they maintain ownership of their listings and any future bookings after the contract is terminated. Homeowners are responsible for maintaining licenses and taxes. You will receive payouts directly from the listing platforms.

Full-service property management offers homeowners and investors who want to be completely hands-off the option to list your property under our property management profile, and we run your listing and take care of all licensing, taxes, and management. Owners are paid out monthly.

What are the benefits of hiring a co-host?

With the co-host model, you get to be in control of, and maintain ownership, of your listing. If you decide you want to manage it on your own, you keep your listing, your reviews, and your future bookings. When Superhost status is achieved, YOU are the Superhost. You can use your property as much as you want and play as much of a role in decision making as you choose. Co-hosting is also a lower fee than full-service property management.

What commitment is required?

The co-hosting relationship can end at any time with 30 day notice if you aren’t happy with my performance or you decide you would like to manage your properties on your own. My contract does stipulate that I be paid out for any future bookings obtained while I am the co-host.

What am I responsible for as the property owner?

As the property owner, you are responsible for maintaining the home to a standard that will attract desirable guests and ensure they have a good experience at the property. I am happy to set up and schedule maintenance if desired, and frequently visit my clients’ homes to check if things are worn out and needing replacement.
With the co-hosting model, the property owner is also responsible for obtaining and maintaining the proper licenses and remitting taxes. I help facilitate this as part of the onboarding process.

How much does co-hosting cost?

My fees for co-hosting are 15% of the daily rate charged.
Full-service property management is 20%.
Set up (listing creation, guidebook, and photos) is $2000.

How much does mentoring cost?

The mentoring program starts at $2000 to get everything set up for you on Airbnb. Continued mentoring is provided for a monthly flat fee.

How quickly can you get my property set up and listed?

I can have a remodeled property up and listed on Airbnb in 10 days or less.

Can you help with recommending and managing contractors and vendors?

Yes! I have completely renovated my own properties from floor to ceiling and have experience getting homes ready on a tight timeline. I am happy to provide recommendations. I also offer full property set up.
